Waiting to schedule the inspection until after a house /or/ home goes under agreement is usually too late.
In a Seller Inspection the Home Inspector works for the Seller and generates a “Seller Inspection Report”.
The  Seller then has this report to share with potential Buyers and Real Estate Agents and Brokers.

Radon is an odorless, colorless, radioactive gas that is produced from the decay of radium in soil, and can leak into basements. In sufficient concentrations over an extended period of time, the radioactive aspect of the gas could be dangerous to human health.  For this reason the building code requires the abatement measures in all areas of moderate to heavy Radon potential.  Most counties in Maryland are rated as a HIGH RADON potential area according to the EPA maps.

Agents can recommend Licensed Certified Home Inspectors of their choice instead of being at the mercy of the Buyers Choice.

Standard House Inspection (3 Bedroom, 2 Bath, 1 Furnace, 1 Water Heater)

Inspection Rate includes: The Inspection, The inspection paper work with colored photographs. 
After the inspection the seller then has the choice to correct any problems that are uncovered. 
If the Seller / Home Owner decides to correct the found problems that we uncover during the inspection and would like for ae-hi to come back to the property to re-inspect as well as update the pre-sale inspection report there is a re-inspection fee of $45.00 that will be charged. 
Re-Inspection Rate includes: Re-Inspection of the problem founded areas, updated paper work as well as updated colored photographs.   

Other Discounts apply if ae-hi services are used for the “Pre-Sale Inspection” and 
the “Home Inspection” on the property you are looking to purchase. 
(Housing Inspections inspected by ae-hi can only be conducted on properties located in the Maryland Area)
